Rental Policies

ACCESS CULVER RENTAL POLICIES

• These rental properties are people’s homes.  Please treat them as if they were your own and with the utmost respect.
• All short term rental contracts include utilities and cable/internet if indicated.  Additional charges will include a refundable damage deposit, cleaning fee (where applicable), and Indiana sales tax (7%).
• A Rental Contract is not confirmed until it is returned signed, along with the Holding Deposit.   Final payment is due 6 weeks prior to arrival.
• All payments may be made by either personal check, cashiers check, money order or credit card.  Wire transfer is also an option.
• Refunds are issued only if property is re-rented for same period of time.
• None of our properties are ADA compliant.
• Check in: Unless special arrangements have been made, ALL check-ins are at 3:00 pm
  Check out: Unless otherwise agreed upon, all check-outs are at 11:00 am on final day of contract.  Failure to check out by this time can result in additional charges.
•  Smoking is not permitted in ANY of our rentals.   Disregard of this policy can result in a cleaning fee of $300 – deducted from the deposit.
•  No pets are allowed unless specifically noted on the rental agreement.  Disregard of this policy can result in forfeiture of the damage deposit.
•  Fireplaces and candles are NOT for renters use, unless otherwise stated in the contract.
•  No campers, boats, trailers are permitted on any rental property, unless agreed upon in the rental contract.
• Tenants must be 21 years of age to rent – or as each property owner dictates.    Parents or other person may not rent a property for someone  under this age.  Disregard of this policy will result in forfeiture of the entire damage deposit.
• If number of occupants in any property exceeds occupancy number stated on rental lease, deposit could be forfeited.
• Parents or other shall not allow minors to occupy any property without a parent or adult on the premises.
• No alcoholic beverages shall be served to minors in any rental property.  Disregard of this policy will result in forfeiture of entire damage deposit and local authorities will be notified.
•  Lock-out charge is $25.00.
•  Lost key is the cost of replacing locks on home.
•  Please return all keys to the Access Culver Rental Office, 604 Lakeview Street –  in the black mail box on the front porch – not in the mailbox by the road for the postal service.
